Signage removal and making good

Taking down redundant signage and repairing the elevation behind it, usually at end of lease where the landlord requires the frontage returned to its original condition. See our guide for more detail.

The end of lease job nobody budgets for

Most commercial leases require signage to be removed and the building made good at the end of the term. That is straightforward when the sign was fitted properly onto a tray, and considerably less so when it was bolted straight through a rendered elevation.

The making good is usually the bigger part of the job: filling fixing holes, patching render, treating rust staining and matching the surrounding finish well enough to satisfy a schedule of dilapidations.

Before you book

Check what the lease actually requires. Some require removal only, some require the elevation returned to its original condition, and the difference in cost is substantial. Where signage was fitted by somebody else we will want to look at how it was fixed before quoting the making good.

What we need to quote

  • Photographs of the signage and the elevation
  • What the lease requires
  • Whether the sign is illuminated and needs disconnection
  • Your deadline for vacating
